What is CertNow?
CertNow is a mobile app designed for UK landlords to manage property compliance. Store all your certificates (Gas Safety, EICR, EPC, etc.) in one place, receive automatic expiry reminders, and book qualified engineers when renewals are due.
Is CertNow really free?
Yes! CertNow is completely free to use. You can store unlimited certificates, manage multiple properties, and receive expiry reminders at no cost. We earn a small commission when you book an engineer through the app — this doesn’t affect the price you pay.
When is the app launching?
We’re planning to launch CertNow on iOS and Android in late 2026. Register your interest on our homepage to be notified as soon as we go live! In the meantime, you can already book gas engineers through our contact form.
What's the Compliance Ring?
The Compliance Ring is a visual health score dashboard that shows your portfolio’s overall compliance status at a glance. It tracks all your certificates — Gas Safety (CP12), EICR, EPC, and more — colour-coded by urgency. AI-powered suggestions tell you exactly what needs attention and when, so you can prioritise renewals across your entire portfolio.

How do I upload certificates?
You can upload certificates by taking a photo with your phone’s camera or by uploading a PDF file. Our AI automatically extracts key information like expiry dates, certificate numbers, and engineer details.
Are my certificates secure?
Yes. We use industry-standard encryption to protect your data both in transit and at rest. Your certificates are stored securely in UK-based cloud infrastructure. We never share your documents without your permission.
Can I share certificates with tenants?
Yes! You can generate a secure share link for any certificate. The link allows your tenant to view and download the certificate without needing a CertNow account. Share links expire after 30 days for security.
Reminders
How do expiry reminders work?
When you upload a certificate, CertNow automatically detects the expiry date. We’ll send you push notifications and/or email reminders at intervals you choose — typically 90, 60, 30, 14, and 7 days before expiry.
Can I customise reminder timing?
Yes. You can choose which reminder intervals work best for you. Some landlords prefer early reminders (90 days) to plan ahead, while others only want notifications closer to the expiry date. You can also add custom reminder days.
What notification channels are available?
CertNow supports push notifications on your phone, email notifications, and SMS alerts. You can enable or disable each channel in your notification settings.
