FAQ

Gas Safety, explained.

More in the full FAQ.

Who legally needs a gas safety certificate?

Every landlord letting a property with gas appliances, pipework or flues. Under the Gas Safety (Installation and Use) Regulations 1998 you must have them checked every 12 months by a Gas Safe registered engineer, give tenants a copy within 28 days of the check, and give new tenants a copy at the start of the tenancy.

How long does a CP12 last?

12 months. You can have the next check done up to two months before expiry without losing the original date, so the renewal doesn’t drift later each year.

Is a boiler service the same as a gas safety check?

No — they’re different jobs and people often confuse them. A gas safety check confirms an appliance is safe to use right now. A service is preventative maintenance to manufacturer specification, which is what keeps a warranty valid. Booking both on one visit saves a second call-out.

What happens if I don’t have a valid CP12?

Seek advice promptly about the duties that apply to your property and arrange appropriate professional checks. Legal consequences and insurance conditions depend on the circumstances; consult current official guidance and your policy.

Do I need a certificate for an electric-only property?

No. With no gas supply, appliances or pipework there is nothing to check. You will still need an EICR for the electrical installation.
